Investa is one of Australia’s largest commercial office real estate companies that owns and manages high-performance assets in the major business districts. Their buildings are designed to help employees fill their full potential, underpinned by their vision to ‘create Australia’s most valued working places’.
In line with this vision, Investa has partnered with Schiavello Construction since 2013 for their landmark asset, 120 Collins Street in Melbourne. This continuous partnership has seen over $45 million of floor and base building upgrades delivered, as well as multiple tenant fitouts.
Being a Premium Grade building that is best in class for style and amenities, a certain level of precision is required to uphold the value of the asset. Our team on-site shares this appreciation of the building, often completing works with critical programming constraints and staging requirements necessary to accommodate critical leasing activities, tenant movements, and building operations.

Base build works in a live environment
Our team has been entrusted with major upgrades to 120 Collins Street services, roof chillers, and staircase to significantly improve the overall building performance.
To further enhance the building’s Premium Grade status, we also completed an extensive refurbishment of the end-of-trip facilities including upgrades to the showers, change rooms, and bike storage area. The impressive lobby space was reimagined with detailed routed stone panels, while improvements to lift lobby corridors and common-area amenities were also executed.
Through our trusted partnership, we work closely with Investa to provide guidance on projects including technical insights, buildability advice, and budget management. Despite being a constant presence in the building, we go above and beyond to ensure a seamless experience for the client and its tenants where the building doesn’t feel like a construction site. In doing so, all workers and subcontractors remain mindful of the building's occupants and daily operations by adhering to the following guidelines:
- Access requests submitted with plenty of notice
- Use of separate toilets and lift facilities by builders
- Isolation forms and delivery schedules submitted weekly
- PCG meetings held weekly
- Weekly reports issued including photos of progress
